What’s the “Vibe” of Harborcreek?

Harborcreek isn’t your average township. Whether you’re looking to spend the day at the beach, take a hike through the woods, or simply enjoy a few craft brews, you have all those options within a few miles, plus a whole lot more.

“It's a mix of different personalities, neighborhoods, businesses, and agriculture,” Tim notes. “We try very hard to be everything for everyone.” From college housing and apartments to single-family homes and even senior living, there is a place for everyone.

What’s There to Do in Harborcreek?

Harborcreek has eight parks in the township that sprawl over 900 acres! Whether you’re looking for a playground, baseball field, trails, or beach access, you’ve got it all. “They say that Erie has one of the best sunsets in the world. You go down to Shade’s Beach and watch a sunset, and I don't think you could see a better one anywhere,” asserts Tim.

Being right next to Northeast, PA also has its advantages. “I know Northeast, PA is grape country, but there's a lot of acres of grape vineyards in Harborcreek as well. We’re very proud to have Six Mile Cellars right here. They’re also a long-standing member in the community.”

Are There Jobs in Harborcreek?
For many people, having gainful employment in close proximity to their home is essential to their purchasing decisions. When it comes to Harborcreek, there exists a wide variety of job opportunities. “We have, you know, your Giant Eagle, Walmart, and places like that. But we also have the Harborcreek School District, Penn State Erie the Behrend Campus, and Port Erie Plastics.” And, that’s just the tip of the iceberg.

As Knowledge Park at Penn State Erie grows, the job opportunities in Harborcreek are becoming increasingly diversified and skilled. “I think that's only going to breed more employment opportunities in Harborcreek,” says Tim. “But, there are also a lot of mom and pop businesses as well.” 

Does Harborcreek Have Their Own School District?

For homebuyers with kids, a good school district is typically a critical factor in finding the right home. According to the National Association of REALTORS®, more than half (53%) of buyers that have children consider a neighborhood based on the quality of the school districts, and 50 percent choose a neighborhood based on the proximity to a good school. Harborcreek has three elementary schools, one middle school, and one high school.

So, Harborcreek has their own schools? “They're fantastic!” comments Tim. “Harborcreek Township and Harborcreek School District have a great relationship together. I think that is a big draw for younger families.” In case you suspect Tim is being biased because he lives there, he’s not. Niche.com gave A-ratings to both the Harborcreek teachers and administrators. Overall, the district received an A-!

...And a University!

Behrend is also situated closely to delicious food options at John’s Wildwood Pizza, small-batch craft brews at Erie Brewing Co., and a new Cobblestone hotel for visiting family and friends. “We’re seeing growth here,” notes Tim. “Behrend is really putting their roots down in the community and I think Harborcreek’s relationship with them is just going to keep growing.”

Not only are there exceptional grade schools in the area, but Harborcreek also boasts the biggest branch campus of Penn State University. “We're so lucky to have Penn State Erie in Harborcreek Township,” says Tim. “You get a world-class education and job opportunities. And, Behrend offers Wintergreen Gorge, kids colleges, and summer camps.”

It’s Heating Up in Harborcreek

Back in July, 2019, Harborcreek made it on to our list of the four hottest markets in Erie, PA. With low supply and high demand, it’s sure to keep on sizzling. In fact, Harborcreek has experienced nearly a 60% drop in active listings year over year!

All the while, interest rates have also hit record lows. Right now you can get a 30-year mortgage for as low as 2.88%! For a point of reference, these rates are the lowest in Freddie Mac’s 50-year history, surpassing even the end of the Great Recession.
